    26 January 2004 - The sale of this property for re-development with 11 houses has reached 'subject to contract' stage. The vendor's agents say the deal has been struck with 'a mainstream housebuilding company'. The estimated time is about two months to completion. The agents surmise that the builder 'may tweak internal layouts' but 'no reason to expect major external changes'.

    Previously - The site owner and his agents (FPDSavils) decided last year to apply for detailed planning permission for the present building to be demolished and replaced with 11 substantial family houses. These would be three pairs fronting the Crescent and a terrace of five smaller houses at the rear.

    It is understood that the owner will then put the site up for sale to a developer complete with detailed plans and full planning permission.

    The Residents? Group have maintained regular contact with both FPDSavills and the architects (BPTW llp) to ensure that their plans were suitable for our Conservation Area and acceptable to near neighbours.

    As a result the planning application submitted in December to Lambeth Planning has taken into account the Group?s concerns, including precise details of finishes, window and front door designs, railings, garden walls, etc.

    Most members of the Group were able to consider the detailed plans and designs recently, and decided that the only major outstanding matter was the lack of a tree planting programme ? the application?s site plan indicates 26 new trees, as well as preserving existing ones, but with no indication of species or maturity at time of planting. In response the architects have suggested that a planting scheme should only be a condition (i.e. not submitted beforehand) ?as to get the best possible result an expert should base the final landscape design on ground and other site conditions best obtained after demolition of the existing building?.

    Tom Maxwell has prepared advice on a tree planting programme for the site after development which we have offered to discuss with the architects at the right juncture.

    The lastest feedback from the council was a letter dated 19th August, 2003.
